Namibia's rental market is small, English-language and concentrated in Windhoek (plus the coastal towns Swakopmund and Walvis Bay), with most demand met through estate agents and a few online portals. The market is widely described as pro-landlord: there is effectively no functioning rent control (the old Rent Boards ceased to function after 1990/91 and the Rents Ordinance has long been treated as outdated), so lease length, rent and increases are freely negotiated between the parties, and a written lease in English is the norm. Standard residential leases run about 12 months, with one month's deposit customary plus first month's rent paid before keys are handed over; landlords commonly ask for bank/employer references and proof of income. Most stock is unfurnished, so an incoming nomad will usually bridge with a furnished short- or mid-term option (Airbnb is active in Windhoek and on the coast, including monthly stays) before signing a 12-month lease. There is no per-move residential address registration step for arrivals (no Einwohnermeldeamt-style system); the national population register under the Identification Act 1996 concerns ID documents for citizens and permanent residents, not move-in registration. Practically, a lease or utility bill serves as proof of address for banking.
