Sri Lanka's rental market is accessible to foreigners and splits into two legal tracks: a "tenancy" (often monthly, terminable on one month's notice) and a notarised "lease" contract (typically one year, the norm for expats and longer stays). For an incoming nomad, the practical pattern in Colombo and the south-coast towns is a one-year lease for unfurnished or semi-furnished homes, while furnished, serviced and short-term stays are widely available through Airbnb, ikman, dedicated apartment operators and nomad-stay platforms. Security deposits and advance rent are negotiable outside the Rent Act and commonly run a few months combined; where the Rent Act applies it caps advance rent at three months and bans premiums/key money. Rents are usually quoted and paid monthly, often in LKR but sometimes in USD for expats, with utilities billed separately. There is no general police/immigration address-registration scheme for ordinary foreign residents, though a written, ideally notarised, agreement is strongly advised because tenant protections are uneven and enforcement is slow.

Protection depends on whether the Rent Act applies. Where it does, the law leans toward tenants: advance rent is capped at three months (Rent Act s.9(1)(a)), premiums, commission and key money are prohibited (s.9(1)(b)), and landlords can only terminate on specific grounds (rent in arrears over one month, immoral or unlawful use, or use causing substantial deterioration). Monthly tenancies are terminable by either side on one month's notice; outside the Rent Act terms are freely negotiated and tend to favour the landlord. A Protection of Occupants Bill (gazetted in 2025) would outlaw self-help eviction and utility cut-offs and require eviction through the courts, but as of early 2026 it remains a contested draft that has not passed Parliament. Always insist on a written, ideally notarised, agreement.
