Where it does, the law leans toward tenants: advance rent is capped at three months (Rent Act s.9(1)(a)), premiums, commission and key money are prohibited (s.9(1)(b)), and landlords can only terminate on specific grounds (rent in arrears over one month, immoral or unlawful use, or use causing substantial deterioration). Monthly tenancies are terminable by either side on one month's notice; outside the Rent Act terms are freely negotiated and tend to favour the landlord. A Protection of Occupants Bill (gazetted in 2025) would outlaw self-help eviction and utility cut-offs and require eviction through the courts, but as of early 2026 it remains a contested draft that has not passed Parliament. Always insist on a written, ideally notarised, agreement.
